24 hour plumber in London: what to expect from a night call

Last updated 23 October 2026 · 4 minute read

Short answer: A night call from a 24 hour plumber in London is mainly about making your home safe: stopping the water, isolating the leak and leaving the home usable. A full repair may follow in daylight if parts or access are needed. Ask how the price will be confirmed, what the visit covers, and for a written note of the cause.

Quiet London residential street at night with one lit window

Plumbing emergencies have a habit of happening at night. A pipe that has been weeping for weeks finally gives way, a washing machine on a late cycle splits a hose, or a cold snap freezes a loft pipe that bursts as the heating comes on. This guide explains what a night call involves so you know what to expect.

Is it a night call or a morning call?

Before anything else, decide whether you need someone now. A night visit is worth it when waiting would cause damage or put people at risk:

  • water is escaping and you cannot stop it
  • water is reaching sockets, lights or another flat
  • sewage is coming back up
  • you have no water at all, or no working toilet
  • someone vulnerable is in the home and needs water or heating

If you have turned the water off at the stop tap, the electrics are safe and the home is usable, a morning visit is often easier to arrange and costs less. Our guide to what counts as a plumbing emergency has a table to help you decide.

What a night visit is for

At night, the priority is making the home safe.

StepWhat happens
IsolateShut off the right valve, which in a conversion may be communal
FindTrace the source, which may be in another flat
StopMake a safe repair or cap off the leaking section
RestoreGet water back to the rest of the home if possible
RecordNote the cause, take photos, agree next steps

Some jobs are finished there and then: a split hose, a failed pan connector, a burst on an exposed pipe. Others need parts that are hard to get at night, floorboards lifting, or access to a flat where nobody is in. In those cases, the plumber makes it safe and comes back.

Night calls in Lambeth conversions

In Lambeth, 20.6% of households live in converted houses and 51.6% in purpose built flats, according to the 2021 Census (Nomis, TS044). Brixton, Clapham and Stockwell are full of Victorian houses split into three or four flats.

That shapes a night call. The leak in your ceiling may come from the flat above. The stop tap that controls it may be in the ground floor hallway or cellar. If the upstairs neighbour is away, the managing agent may need to arrange access. The Leasehold Advisory Service says landlords and managing agents usually have a power under the lease to get access to a flat to investigate a problem.

Getting the plumber in quickly

Inner London is not easy to move around at night. Help the plumber by having ready:

  • your full address and postcode, including the flat number and floor
  • the door entry code or how they will get in
  • where they can park, and whether there are permit bays or a controlled parking zone
  • whether there is a concierge or porter to sign in with
  • whether you have turned the water off, and where
  • a photo of the leak and the stop tap if you can take one

Questions to ask on the phone

  1. How will the price be worked out, and when will you tell me?
  2. Will you confirm it after seeing the job, before any further work?
  3. Does the visit cover making safe, or a full repair if it can be done?
  4. What if you need parts you do not have with you?
  5. Will I get a written note of the cause and the work?

A plumber who answers these clearly is one you can work with. Our out of hours plumber page explains how we handle night calls.

Safety rules that apply day or night

  • Gas. If you smell gas, leave the plumbing. Go outside and call the National Gas Emergency Service on 0800 111 999. Gas work in the UK must be done by a Gas Safe registered engineer, so ask to see their ID card and check it on the Gas Safe Register.
  • Electrics. Switch off at the consumer unit if water is near electrics and you can reach it safely. Wet fittings should be checked by an electrician before they are used again.
  • Danger to life. A collapsing ceiling or water pouring into electrics you cannot switch off is a 999 call. London Fire Brigade says it may be called to all kinds of floods, though for a leaking tap it is probably best to call a plumber.

If you rent

Many letting agents and housing providers in London run an out of hours repairs line. Use it first. Your landlord must keep water supply and sanitation installations in repair under section 11 of the Landlord and Tenant Act 1985. Our guide for tenants with a plumbing emergency at night explains what to do if nobody answers.

The morning after

Whatever happened overnight, take photos of the damage, keep the plumber’s note and tell your insurer, landlord or managing agent. If the night visit was a make safe, book the full repair promptly. A temporary fix is not meant to last.

Quick questions

Is a night call worth it?

If water is still escaping, reaching electrics or another flat, or you have no water or toilet, usually yes. If it is stopped and contained, a morning visit often makes more sense.

Will the plumber fix everything at night?

Often, if parts and access allow. If not, the aim is to make it safe and return for the full repair.

Should I pay before the work is done?

Agree the price once the plumber has seen the job and before any further work. Ask for a written note of what was done.
